Creating a Monthly Maintenance and Inspection Plan. Just like with all areas of your properties, you need to stay on top of maintenance, keeping small problems from turning into large problems. The best way to do this is to create a monthly schedule for inspections and maintenance. Include these areas:

  • Cleaning dirt, debris, oil spills etc.
  • Checking for asphalt damage, like rutting (permanent deformation of the surface that occurs over time), raveling (asphalt deterioration because rocks or asphalt have come off, indicating pavement erosion), cracks, potholes, etc.
