Ensuring your asphalt lasts as long as possible comes down to maintenance. Utilize the following tips:

  1. Prevent Water Damage. Even though those in Florida don’t really need to worry about water freezing in the winter months, water can still cause damage to an asphalt pavement given enough time. Don’t allow water to sit on the asphalt or next to it. If there are issues with standing water, make sure the drainage around the asphalt pavement is sufficient to move water away from the asphalt, and have any spots where water sits on the asphalt after a rain fixed and leveled.
  2. Sealcoat. Sealcoating provides a protective layer on top of your asphalt, creating a barrier between the asphalt and water, oxidation damage from sunlight, dirt and debris, and other liquids, such as oil from a vehicle. Sealcoating should be performed every couple of years or when it the sealcoat has started to wear down to reveal the asphalt underneath.
  3. Fix Problems Quickly. Damage like cracks, holes, and crumbling asphalt should be repaired as soon as it is noticed. Damage will only get worse—and more expensive to repair—with time.
