See the best ways to expand the lifespan of your new asphalt driveway, parking lot, or other pavement installation.
Asphalt is an excellent choice for driveways, parking lots, and other pavement features because it has such a long lifespan. However, the lifespan of asphalt depends on the maintenance that is done on it. With proper maintenance and attention, asphalt pavement can last for decades. Tucker Paving has over 25 years of experience in asphalt pavement construction, so we know a thing or two about asphalt. Use these three tips to keep your asphalt pavement in good condition for as long as possible.
Top Tips to Increase the Life of Your Asphalt
Ensuring your asphalt lasts as long as possible comes down to maintenance. Utilize the following tips:
- Prevent Water Damage. Even though those in Florida don’t really need to worry about water freezing in the winter months, water can still cause damage to an asphalt pavement given enough time. Don’t allow water to sit on the asphalt or next to it. If there are issues with standing water, make sure the drainage around the asphalt pavement is sufficient to move water away from the asphalt, and have any spots where water sits on the asphalt after a rain fixed and leveled.
- Sealcoat. Sealcoating provides a protective layer on top of your asphalt, creating a barrier between the asphalt and water, oxidation damage from sunlight, dirt and debris, and other liquids, such as oil from a vehicle. Sealcoating should be performed every couple of years or when it the sealcoat has started to wear down to reveal the asphalt underneath.
- Fix Problems Quickly. Damage like cracks, holes, and crumbling asphalt should be repaired as soon as it is noticed. Damage will only get worse—and more expensive to repair—with time. It’s important to utilize an asphalt expert to fix damage to asphalt so they can determine why the damage occurred in the first place and remedy the underlying problem as well as the surface damage.
