A new asphalt driveway or parking lot is a big investment, and you want it to look good and last as long as possible. If properly taken care of, asphalt pavement can last 20 years or longer. Steps to Protecting Your New Asphalt Pavement

Within the first few days:

Do not drive on your new asphalt until your asphalt installer tells you it’s safe; this can sometimes be 24 to 48 hours.

For the first few weeks:

Treat your new asphalt nicely, avoiding harsh driving tactics like hard acceleration, sharp breaking, turning the steering wheel while stationary, and more. Also, avoid driving on the edges as they are the pavement’s weakest point. 

Try not to park in the same spot all the time; vary where you park to avoid depressions or marks on the asphalt pavement. Similarly, do not allow heavy vehicles or other items—such as an RV, a boat, or an inflated hot tub filled with water—to sit on the pavement long-term.

After 6 months or so: 

Have your asphalt pavement sealcoated when the installer says is the right time; this is generally after six months or so, but it will depend on your climate, the time of year, and the asphalt pavement itself. This topcoat layer protects the asphalt pavement from UV rays, high temperatures, and water. Repeat a sealcoat layer every few years or so.

All-the-Time Maintenance

Keep your asphalt pavement free of dirt and debris by cleaning it regularly; this can be done with a broom or leaf blower. You also want to clean up any spills—such as leaking motor oil—as quickly as possible.

Lastly, fix any minor problems, like cracks, as soon as possible. Minor problems will become major problems if you give them enough time.
